Fairfield Residencel plans to go vertical with the construction of a 392-unit multi-family apartment and multi-level parking lot, according to a building permit application filed last week with the City of Atlanta. New Heights of Piedmont residential development is located at 1944 Piedmont Circle NW.
As reported by What Now Atlanta last June, the national developer Fairfield Residential presented the redevelopment plans to the City of Atlanta, which included demolishing the old hotel and replacing it with the construction of a five-story building with 392 residential units and a 504-space parking lot. The registered building permit estimates the improvement costs at $7,545,531.00.
Earlier this year, the multi-family project was reviewed by the Beltline Design Review Committee. According to BeltLine’s inclusive zoning requirements, the project should set aside nearly 60 units, or 15% of the project’s total, for households at or below 80% of the zone’s median income.
The rest of the units are expected to have market rates ranging from $1,400 to $1,700 for studios and bedrooms and $1,900 to $2,500 for two bedrooms, as previously reported by And now Atlanta and according to a summary of plans for Fairfield Residential by the Piedmont Heights Civic Association.
