A full $11.8 million building permit has been issued for The Seng at 869 W. Blackhawk St. As part of The Shops at Big Deahl, the structure is the second of two upcoming buildings that will innovated early December. Led by Structured Development, the project will follow the recently completed Movement Lincoln Park at 1460 N Dayton St.

Designed by GREC Architects, the Seng will be an affordable four-storey, 34-unit condominium building. The 64-foot-tall building will contain two-, three- and four-bedroom residences, paired with residential amenities and 36 parking spaces. Buyers of the limited-income homes will be selected by the Chicago Community Land Trust in partnership with the Chicago Department of Housing.

As part of the larger 487-unit plan, The Seng will be part of the developers’ plan to meet the development’s affordable housing needs. The remaining obligation will be fulfilled through support from Fain’s Development for its Harrison Row Townhomes project located in East Garfield Park.

As part of the larger The Shops at Big Deahl development, residents will have access to the future Seng Park. Named after The Seng Company, a furniture manufacturing company whose facilities occupied the site, the park will be fully landscaped and provide community gardens, a dog park and a playground. Seng Park will also provide a link to the Wild Mile, a recently revitalized section of the North Branch Canal.

With all permits in hand, the general contractor Power Construction can proceed with the work to completion. Delivery of the building is scheduled for December 2022.
