With a design by FitzGerald and Brook Architecture, the project will span five floors, providing a mixed-use building containing 56 residential units, 2 living/working units and three retail spaces.

The ground floor will accommodate living/working units along S. Maryland Ave, retail spaces along E. 63rd St, residential entry along S. Maryland Ave, and amenities that complete the space. Residents will have access to a community hall, business center, fitness room with yoga space and bike storage for 50 bikes. Car parking will be located in a surface lot behind the building for 40 cars.

Taking into account the requirements of the Woodlawn Affordable Housing Ordinance, 41 of the units will be designated as affordable. 9 units will be rented at 30-50% AMI, 23 at 60% AMI, and the last 17 will be rented at market price. The number of units will consist of a mix of one-bed, two-bed and three-bedroom apartments.

The $30.8 million project will now begin work with full building permits issued, led by general contractor Ujamaa Construction. A completion schedule is currently unknown.
